Hyatt Award Chart Devaluation May 2026: What to Book Now Before Prices Jump

World of Hyatt just announced the biggest change to its award chart since the program launched. Starting in May 2026, the current 3-tier pricing system (off-peak, standard, peak) expands to 5 pricing levels. The headline number: Category 8 top-tier pricing jumps to 75,000 points per night, up from the current peak of 45,000. That is a 67% increase at the top end.

This matters because Hyatt is the most valuable hotel points currency, averaging 1.7-1.8 cents per point. A devaluation of this magnitude at the top end changes the calculus for aspirational redemptions at Park Hyatts and luxury all-inclusives.

What Is Changing in May 2026

The current award chart has three tiers — off-peak, standard, and peak — across Categories 1 through 8. The new chart introduces five pricing levels, adding what appears to be a sub-peak and super-peak tier.

Current Category 8 pricing: 30,000 (off-peak) / 40,000 (standard) / 45,000 (peak)

New Category 8 pricing: Up to 75,000 at the top tier — a 67% increase over the current peak rate.

Lower categories see smaller increases. Categories 1-4 may actually see slight decreases at the bottom tiers, which Hyatt is positioning as a benefit for budget-conscious redemptions. But the high-end properties — Park Hyatt Tokyo, Park Hyatt Sydney, Alila Ventana Big Sur, Miraval resorts — will cost substantially more during high-demand periods.

Properties Most Affected

Category 7 and 8 properties take the biggest hit. These are the aspirational properties that make Hyatt the best hotel program:

  • Park Hyatt Tokyo (Cat 7) — Currently 25,000-35,000. Expect top-tier pricing to exceed 45,000.
  • Park Hyatt Sydney (Cat 8) — Currently 30,000-45,000. Could reach 75,000 during peak dates.
  • Park Hyatt Kyoto (Cat 8) — Same trajectory. Cherry blossom season and fall foliage will almost certainly trigger top-tier pricing.
  • Alila Ventana Big Sur (Cat 8) — Summer weekends likely 75,000 per night.
  • Miraval Austin/Arizona/Berkshires (Cat 7) — All-inclusive wellness resorts where points cover the $275/night spa credit.

The good news: Category 4-5 all-inclusive resorts in Mexico and the Caribbean — the sweet spot of the program — should see modest increases. A Hyatt Ziva Cancun at 20,000-23,000 per night remains an excellent deal when cash rates are $500-800+.

What to Book Now Before May

If you have been considering any Category 7 or 8 Hyatt property, book it now under the current award chart. Hyatt allows award cancellations up to 24 hours before check-in with full points refund, so there is no risk in booking speculatively.

Priority bookings:

  • Park Hyatt properties in Japan during cherry blossom season (late March-April) — book for 2027 as soon as the booking window opens.
  • Miraval resort stays for summer and fall 2026 — lock in current Cat 7 rates now.
  • Park Hyatt Maldives or Park Hyatt Sydney during peak travel periods.
  • Any 5-night stay at Cat 7-8 properties to stack the 5th Night Free benefit at current rates.

5th Night Free Becomes Even More Valuable

The 5th Night Free benefit (available to all Hyatt members on award stays of 5+ consecutive nights) effectively gives you a 20% discount. Under the new chart, this discount becomes more powerful because the absolute savings are larger.

A 5-night stay at a Cat 8 property during top-tier pricing: 75,000 x 4 = 300,000 points instead of 375,000. You save 75,000 points — worth $1,350 at Hyatt's 1.8 cpp valuation. That 5th night free is worth more than the annual fee on most credit cards.

How to Stockpile Hyatt Points Before May

Transfer from Chase Ultimate Rewards (1:1) or Bilt Rewards (1:1). Both are instant transfers. The World of Hyatt credit card (Chase, $95 AF) earns 4x at Hyatt properties and 2x on dining, airlines, transit, and gyms, plus a free night certificate (Category 1-4) annually.

Do not transfer speculatively. Confirm your desired dates have award availability first, then transfer only the points you need. Transfers to Hyatt are irreversible.

The Silver Lining

Lower-category properties may see slight decreases at the bottom tiers. If you primarily redeem at Category 1-5 properties — Park Hyatt Chennai (Cat 2), Park Hyatt Mendoza (Cat 3), Hyatt Ziva all-inclusives (Cat 4-5) — this devaluation has minimal impact on your strategy. The core value proposition of Hyatt points remains strong for mid-tier redemptions.

The devaluation primarily affects aspirational luxury stays at the top of the chart. For the majority of points hackers booking all-inclusive resorts and off-peak Park Hyatts, Hyatt is still the best hotel program by a wide margin.
